Town House

Town house in an idyllic village of the Tramuntana

​

Built over 3 centuries from the 1700’s, this town house of 700m2 stands over 4 storeys split between two aisles forming an L shaped building with access from two parallel streets. Challenges with this project were multiple. The building had not been looked after over more than 30 years and was falling apart. Most of the roof had to be replaced and the capacity went from 3 bedrooms/ 1 bathroom to 5 bedrooms ensuite. It was truly a process of modernisation as all the installations had to be redone including the addition of air conditioning in most rooms. The clients provided us a very detailed brief of what they wanted, which was a huge asset and a challenge in equal measure. They wanted to keep as many original/rustic features as possible while giving the house a warm and modern feel with many contemporary features in some key rooms like the kitchen and the bathrooms. They were also very specific about the finishes. 

In the end the full renovation was completed within a year, thanks to a very professional and efficient team, and the clients were delighted as they got exactly what they wished for : a dream home..!

Kitchen.

 

Truly the heart of the house, this 40m2 kitchen was redone and redesigned from scratch. We sourced some antique terracotta tiles to match those already fitted on that same floor. The were positioned diagonally to follow the pattern of the adjacent rooms. The floor had to be levelled and lifted up to 15cm in some spots so that an extra step had to be create to enter the room. The layout was designed by the architect to the client's requirements. The "piece de resistance" has to be the natural stone basin made by a local marble workshop to the client’s exact specifications. All the wooden elements for the cabinets were made by a local carpenter. The extractor, put together by a master plasterer, replicates an antique design.

Dining room and Living room.

 

The wall of the living room had to be doubled with plasterboards along the windows and within its entire length to accommodate with the pipes and tubes of the different installations.

All these were contained within a width of less than 15cm, respecting the integrity of the original volume. At the end of the living room a new space was created to replace an original bedroom with a smaller one ensuite.

Master bedroom.

 

Of equivalent size to the kitchen, the main bedroom was subdivided with plasterboard cupboards creating a dressing area without compromising the volume of the room. To reduce expenses some of the original wooden shutters were restored, treated and repainted. That was the case all around the house.

On the second floor landing the architect drew and designed a plasterboard bench and cabinet to fill a void and connect the existing stone steps which were out of alignment with the new guest bathroom plasterboard wall. This also provided extra space to fit the ventilation pipes and connect the ducts within the wall above next to an electrical junction box.

Bathrooms.

 

The 5 bathrooms all have a different design. In the en-suite to the master bedroom there is a shower and a bathtub which had to be placed onto a platform to accommodate the installation of water pipes and floor mounted taps, the most challenging to fit.  On the other side of that room, a guest bathroom was created with the insertion of 3 porthole shaped openings with double glazed frosted glass for acoustic insulation. In all bathrooms the plaster boards had to be “shaved” slightly to accommodate the client’s request that the wall mirrors should be inserted within the walls. All the basins are mounted on top of some      specifically commissioned cast iron supports painted in a matt black finish to match the taps.

On the top floor, within the original attic space above the living area, two more bedrooms en-suite and a storage room were created, accessible from by a short corridor from the library. Within the library wall two plaster lights were fitted, inserted flush with the wall and painted over to blend completely.

On the top floor above the master bedroom, there’s a large space with a smooth polished concrete floor that will be used as a lounge, cinema and yoga room. All the beams and wooden elements had to be cleaned and eventually treated and tainted, restoring them to their original beauty.

A team of talented painters performed this meticulous task all over the house.

The outside terrace offers great views over the Tramuntana. A very basic shower made out of a copper tube was designed and fitted by the plumber following the client's design brief.
