Historic Town House

Town house in an idyllic village of the Tramuntana

Built over 3 centuries from the 1700’s, this town house of 500m2 stands over 4 storeys split between two aisles forming an L shaped building with access from two parallel streets. Challenges with this project were multiple. The building had been neglected for more than 30 years and was close to collapse. Most of the roof had to be replaced and the capacity increased from 3 bedrooms/1 bathroom to 5 bedrooms,all ensuite. It was truly a process of modernisation as all services, electricity, plumbing etc had to be renewed and air conditioning added in most rooms. The clients provided us a very detailed brief of what they wanted, which was a huge asset and a challenge in equal measure. They wanted to keep as many original/rustic features as possible while giving the house a warm and modern feel with many contemporary features in some key rooms like the kitchen and the bathrooms. They were also very specific about the finishes.

In the end the full renovation was completed within a year, thanks to a very professional and efficient team, and the clients were delighted as they got exactly what they wished for: a dream home..!

The clients' brief was to keep as many orignal features as possible.
Before renovation this historic building was falling apart so the client was able to give something back to the village by buying and saving this house

These simple yet traditional terra cotta "vintage" tiles were the starting point of the project. To tie in with the rest of the first floor and resurface the kitchen floor we had to source around 45 square meters of these tiles

Before the tiles could be laid down each of them needed to be thoroughly cleaned by hand

The kitchen with French doors opening onto the terrace, was designed with built in units in the Mallorcan tradition

As we always do we asked the best plaster specialist to create a traditional hood to house the extractor

The final result was stunning and a testimony of the combined skills of the different trades involved in the making of that room, between masons, carpenters, stone workers, plasterers, plumbers, electricians and painters

Equally as big as the kitchen, the space allocated for the living room posed the problem of concealing all the pipes, tubes and installations demanded of a modern home without compromising the integrity of the wooden beams and original structure

.

A great team will struggle without a great architect. We worked with someone who had the ideas and vision to sort out the most unexpected challenges. Here in the staircase the built in unit only served the purpose of hiding some drainage pipe that couldn't be moved elsewhere.

Once done it looks like these shelves have been there at all times

Another clever feature, suggested and drawn by the architect, were these partition cupboards splitting the space in a large master bedroom without compromising the volume up to the ceiling

The ensuite to the master bedroom included a bathtub with a view to the Tramuntana

.

In the upper floor the ensuite bathrooms had to be quite compact due the limited space and height under the heaves. The combination of pebbles floor, glass partition, metal basin's stand, mirror and led stripes help to increase the feeling of space and light

In another bathroom the idea was to soften the space with arches to house the shower and toilet cubicles

And the result was very pleasing with also a great play between natural and artificial light

.

And in a space with no windows the trick was to fit some antique double doors with glass panels between bedroom and bathroom

On the top floor another large space was later transformed into a cinema room

And the top floor terrace boasts views over the nearby Tramuntana

.

In the garden the stone arch above the staircase was completely reassembled stone by stone

.

The pool was created using some of the outdoors footprint in respect to be accesible from the kitchen and dining room's terrace level
